APARTMENT ENTRANCE & PATIO

These shots were taken by Todd Haferman just a few days before completion. This stair and patio project was designed by architect Tom Barbeau, engineered by Christian Solterman and built entirely by Midwest Wrought Iron personnel. The building permit was signed off July 9, 2013.

THE PROBLEM BEFORE…

… was obviously rot, insects and water adsorption into the wood. The old wooden structure built in the 80’s had long since exceeded its service life. The wood had been rotting away for years and there were many attempts to extend the life of the stairway. There is a point of no return when your efforts to extend the life of the structure are out weighed by the potential for catastrophe.

DEFICIENCIES

  • Rot and insect infestation
  • Failed structural connections
  • Ever escalating maintenance and upkeep
  • Outdated building code

THE SOLUTION AFTER…

… is a welded steel structure with cedar decking and privacy walls. These pictures show a stair and patio tower made with 6″ square tube steel posts, rectangular tube platform framing and stair carriers, perforated metal guard rail panels and formed tread supports, 1 1/4″ pipe hand rails. The roof is rubber over steel with a skylight roof hatch, steel guard rail and through roof drain system plumbed to a tube steel down spout.

Delivered to the job site in six large pieces called “transportable modules”, this occupied apartment building was without a second exit for hours only as the old stair remained in place until the new “stair mods” were on site. This modular approach enabled demo of the old stair at the latest possible moment. The old stair, literally came down one day and went up the next.
